You will be delighted by the charming atmosphere of this cosy Suite. Our residence was built in 1860 by my great-great-grandparents, and restored in 2011. 

The large room shares a wall with an ancient Church and reveals a lot about the history of the building, such as the brick arch behind the bed which is a trace of the church’s large stone arches.

Inside the suite there is a “secret room” which was discovered during the restoration and was the former base of the bell tower of the Church, whose traces remain on the terracotta floor. Accessed via a spiral staircase, this secret room was transformed into a pleasant living room or a separate single bedroom as needed.

The bathroom has a Gothic brick arch, which was a portal of the church discovered during the restoration works and now frames the large mirror.

The large circular shower, double sink built into the arch and the splendid window overlooking the square make this space charming, authentic and truly unique.


The suite is accessed through an independent entrance, giving you privacy and independence. You will enjoy all the relaxation and village life you are looking for, enjoying the central position that can allow you to forget the car for genuine walks in the main street.

This suite can accommodate up to 3 people, with one double bed and a single bed.


This flat is located at the heart of Montepulciano’s historical centre in Piazza di San Francesco with a privileged panoramic view and a few meters away from the Fortezza and bars, restaurants, shops and cafes. 

Montepulciano has for centuries been considered one of the most beautiful villages in Italy. Famous for its great food and wine tradition, its historical and cultural importance and breathtaking landscapes, it remains today the masterpiece of Tuscan culture. Located in the middle of the iconic Tuscan countryside, yet easy to reach via motorways and railways, it offers the perfect combination for extended stays.

A large co-working space is available for SmartWay guests in the old town fortress (Fortezza), at the top of Montepulciano old town, with beautiful landscape views, free wifi access and coffee shops, restaurants and wineries underneath on the ground floor. 

Getting around the area

The historic center of Montepulciano can be easily visited on foot but due to its location on a hill of over 600 meters, the walk up to the top can be challenging. There is a minibus service at the medieval town entrance gate (Porta al Prato) which can take you up to the Piazza Grande – where I recommend you start your visit, comfortably walking down the streets back to the base of the Poliziano hill.

If you would like to explore the surroundings, there are convenient bus routes from the central bus station bringing you to Siena, Firenze, Arezzo, Perugia and to all the small yet iconic towns nearby such as Pienza, Montalcino, Bagno Vignoni. E-bike rental services are a great option to explore more distant wineries while enjoying the panoramic views.
